U2, the third and final phase of the Downtown Bryan master plan, delivers a second ten-story mixed-use tower with about 200 apartments above active ground-floor retail. Together with Pollock, the two buildings will add more than 400 new dwelling units to downtown, marking a significant increase in housing and density that shapes a vibrant, walkable district.
In addition to the shared amenities with Pollock, a defining aspect of U2 is its planned use of mass timber construction, the first project of its kind in Bryan–College Station. This method brings national best practices in sustainable building to the local market, lowering embodied carbon, improving indoor environmental health, and introducing a natural warmth that reflects the character of Downtown Bryan while establishing itself as a uniquely modern landmark of sustainable design. Mass timber design also enables a significantly faster construction timeline than traditional methods, potentially accelerating delivery of the ending phase of the project.
Phases Two and Three are expected to rise together once the underground parking is complete, streamlining downtown’s growth with coordinated housing, retail, and necessary infrastructure. This culmination will establish Downtown Bryan as the Brazos Valley’s premier place to live, work, and gather, both today and for generations to come.
